You’ve heard the phrase that one man’s trash is another man’s treasure. You might even think of how that could apply to real estate – maybe that run-down distressed property can be rehabbed into a dream home.

Nit Whit RidgeBuilt by Arthur Harold Beal, aka Captain Nitt Wit or Der Tinkerpaw, the 90-year-old two-and-a-half acre home on the outskirts of Cambria, California. Beal, a local trash hauler, embarked on the project in 1928. A hoarder decades before obsessive collecting hit the reality TV circuit, the rubbish lover saved everything he could get his hands on. Over the course of nearly a lifetime, he taught himself basic construction skills, and, using trash, built and intricate network of terrace gardens, ornamental stone arches, buildings, fountains and walkways.

Great News! June home sales in Illinois up 18.0 percent from a year ago!

According to recent article from the Illinois Association of Realtors, home sales surged 18 percent over previous year levels, with data released today by the Illinois Association of REALTORS® showing signs that the state’s housing market is strengthening.

Statewide home sales (including single-family homes and condominiums) in June 2012 totaled 13,111 homes sold, up 18.0 percent from 11,108 home sales in June 2011. This was the best June performance since 2010 when 13,144 homes were sold in Illinois.

The statewide median price in June was $155,000, up 3.3 percent from June 2011 when the median price was $150,000. This was the fourth straight month of median price increases in Illinois, and marked a $32,650 jump in median prices since January. The median is a typical market price where half the homes sold for more and half sold for less.

“The combination of low prices and even lower interest rates in June far outweighed any lingering concerns on the part of prospective homebuyers about the broader economy,” said Loretta Alonzo, CRB, GRI, president of the Illinois Association of REALTORS® and Broker-Owner of Century 21 Alonzo & Associates in La Grange Park, Ill. “This year’s spring selling season clearly marked a promising turn in the housing market in Illinois.”… read entire press release

As Spring Winds Down, Housing Market Showing Signs of Recovery

Housing Market Showing Signs of Recovery for Spring Season

It has been almost six years since the bubble burst on the U.S. housing market sending the entire country into the worst economic crisis since the great depression.  Most home purchases are made in the spring.  This is because it coincides with when kids are getting out of school and have to go back to school in the fall.  Most families want to be in their new homes and registered with their new school districts before the school year starts.  So the prime buying time is from late April to late July.  Statistics are showing that this particular spring season is looking like it will be the strongest in the six years since the market crash.

May year-to-year comparisons between 2011 and 2012 show that sales are up over 10% from a year ago and are predicted to be up by as much as 13% by year’s end according to the National Association of Realtors.  Many cities which saw a severe market correction are showing signs of stabilization and many others are showing signs of market growth.  Realtors in certain sectors are reporting bidding wars are back for many prime locations and neighborhoods and buyers are no longer sitting on the fence waiting for the market to bottom out.  The feeling across the country is the worst of the crisis is over and people who have been waiting on the sidelines to make a purchase are now buying up homes more quickly than even a few months ago.

Top 5 Tax Deductions For Homeowners

There are so many great reasons to own a home.  With tax season approaching I thought it would be good to list a few of the benefits of Homeownership.

Below are my top 5 deductions for homeowners come tax time:

Home Mortgage Interest

If you have a mortgage on your primary residence, the interest you pay may be fully tax-deductible. Check with a professional tax advisor to see if you qualify.

Real Estate and Property Taxes

Local and state property taxes are often deductible against your income. Check with your professional financial advisor. If you are eligible for real estate tax-deductions, remember that these are only deductible in the year in which they were paid to the government.

Home Office

If you work from home, or have office facilities at home, which you use for the purpose of paid work, you might be able to deduct the costs associated with maintenance. It does need to be a qualified office, however, so check your circumstances with a qualified financial advisor.

Moving Related Expense

If you are moving because you need to relocate for the purposes of your employment, you might find that certain expenses are tax-deductible. These expenses may include travel, household packing, and vehicle relocation. Ask a professional qualified advisor about limitations.

Health Related Home Improvements

If you need home alterations due to a chronic health problem or disability, the expenses associated with altering the home may be tax-deductible. There are certain conditions that must be met-(e.g., the alteration does not add value to your property and it must be a medically related alteration). The cost of installing a wheelchair ramp is one example of an expense that may qualify for this deduction.

It is important to note that homeowners should consult a financial advisor or tax professional to verify accuracy and for more information or details. For information about additional tax benefits of homeownership, just contact Josh today!
